Best rates, because we are not loyal
A branch can only sell you what is on its own shelf. We hold agreements across banks, monolines, credit unions, alternative lenders and private capital — and the only allegiance in the room is to your file.
About us
Orange Mortgage Company exists to finance the people a credit algorithm says no to — the self-employed, the newly arrived, the recovering, and anyone whose life does not fit a decision engine.
To empower our clients with suitable and creative real-estate financing solutions that serve their needs. We are dedicated to breaking down barriers and providing opportunities for individuals often overlooked by conventional banks due to income and credit challenges. We aspire to be a trusted financial advisor and a beacon of knowledge within our community.
A bank branch employs people who sell that bank's mortgages. That is not a criticism — it is the job. But it means the answer to "is this the best mortgage available to me" can only ever be "it is the best one we have".
A brokerage holds agreements with dozens of lenders: the big banks, monoline lenders who only do mortgages, credit unions, alternative lenders who assess differently, and private capital. Your file goes to whichever of them fits it. On most residential deals the lender pays us on funding, so the advice costs you nothing.
We work with 50+ lenders, and the network does not stop at the Ontario border. Our lender partners extend into British Columbia, Alberta and Saskatchewan — banks, monolines, credit unions, alternative lenders and private capital.
That reach matters most on the files that are hardest to place. A wider bench of lenders means more rule-books to fit a file into, and more private and alternative capital to call on when the conventional answer is no.
Roughly one in six working Canadians is self-employed. Hundreds of thousands more arrive each year with no domestic credit history. Others have been through a divorce, a business failure, an illness. None of them are bad borrowers. All of them get declined by systems built around a salaried employee with fifteen years of clean credit.
That gap is our business. We know which lenders read a bank statement instead of a tax return, which ones price on equity, and which ones will look at a file the day a bankruptcy is discharged. And we build the road back to conventional lending rather than leaving people parked in expensive money.
We pre-underwrite. Before a file goes anywhere, we look for the reason a lender would decline it and answer that reason inside the submission. It is why files that sat at a branch for three weeks come back to us in a day.
We price the whole term, not the headline rate. A market-leading rate attached to a punitive interest rate differential is not a cheap mortgage — it is a cheap first line on a page. Penalty formula, prepayment privileges and portability all get put in front of you before you choose.
And we call you 120 days before your renewal, every term, so your mortgage never quietly resets at a posted rate because a letter arrived while you were busy.
Why Orange
A branch can only sell you what is on its own shelf. We hold agreements across banks, monolines, credit unions, alternative lenders and private capital — and the only allegiance in the room is to your file.
We find the reasons a lender would decline before we submit, and answer them in the package. That is why files that sat for three weeks at a branch come back in a day.
Every lender has a box. A decline usually means you missed one box, not that you are unfinanceable. We know whose box you fit — including the ones that never advertise.
The lowest posted rate with a punishing penalty clause is not the cheapest mortgage. We price the whole term — penalty formula, portability, prepayment room — and show you the number that actually matters.
