The conversation
Fifteen minutes on the phone. What you earn, what you owe, what you are trying to buy and by when. No credit pull, no commitment — we are checking whether there is a deal here at all, and we will tell you plainly if there is not.
How it works
Most of what makes a mortgage stressful is not knowing what happens next. Here is the whole thing, start to finish.
The four steps
Fifteen minutes on the phone. What you earn, what you owe, what you are trying to buy and by when. No credit pull, no commitment — we are checking whether there is a deal here at all, and we will tell you plainly if there is not.
We build the story a lender needs: income, down payment, credit, property. If you are self-employed we translate the business into underwriting language before anyone says no to it.
Your file goes out to the lenders that actually fit it — not the one branch you happen to bank at. We come back with options, side by side, with the real cost of each spelled out.
Commitment signed, conditions cleared, lawyer instructed. We stay on it through funding — and we call you 120 days before renewal so it never quietly resets at the posted rate.
Fifteen minutes. No credit pull, no commitment, no obligation. We are establishing whether a deal exists.
Income, down payment, ID and consent to a credit check. This is the step that decides your timeline — the faster documents arrive, the faster everything else moves.
We build the submission and answer the underwriter's objections inside it, before they are raised.
Options come back side by side: rate, term, penalty formula, prepayment room and the total cost of each.
You choose. Appraisal ordered where required, conditions cleared one by one.
Instructions to your lawyer, final verification by the lender, funds advanced. You get keys.
Four months before maturity we re-shop your renewal and hold a rate for free. Your mortgage never resets by default.
Questions
A pre-approval on a complete file is often same-day, typically within 24 hours. A purchase from first conversation to funding usually runs two to four weeks, though the closing date on your offer sets the real deadline. Private files can move in days when they have to.
Missing documents, almost always. After that: a property that appraises below the purchase price, undisclosed debt appearing on the credit report, and changing jobs mid-application. Tell us about problems early — nearly all of them are solvable if we know.
On most residential deals with A and alternative lenders, nothing — the lender pays the brokerage on funding. Private mortgages carry a brokerage fee, disclosed in writing before you commit. You will always pay your own legal fees and, usually, an appraisal.
No. We pull once and present that single report to every lender we approach. Canadian bureaus also treat multiple mortgage enquiries in a short window as a single event, so shopping properly costs you almost nothing.
